New in Shaw DC is a redevelopment project on 8th Street called Northern Liberties. It's the conversion of a 1956 building formerly a halfway house to boutique residential project.
Northern Liberties will include 9 ‘warehouse’ style condo units and three compact-only (8×16′) parking spaces in the rear. Three 1BR, four 2BR and two 3 BR units from approx. 400 to 1200 SF are planned, with two units located on the lower level, three on the first floor and two each on the second and third floors.
Alterations include the front façade and a rooftop addition recessed from the front and rear façades. The south bay of windows from ground to roof will be enlarged to accommodate French door access shallow balconies 2’-0” deep. The windows in the north bay will be widened to match the windows in the center bay and new metal casement windows will replace the non-original double-hung sashes. The entrance will be expanded to include an exterior entrance to a new basement level. The rooftop addition will be brick and aligned with the height of the adjacent rowhouse. Its setbacks—12 feet from the front and 16 feet from the rear–will provide for outdoor deck space, the railings of which will be setback from the front parapet.
