Historic Shaw DC Church To Convert To Mixed-Use

2105 10th St NW DC 20001 "The Logic"

The historic church formerly known as Morning Bright Church (along with a host of names of previous churches having occupied the property) located at 2105-2107 10th Street NW in the U Street Corridor/Shaw-Cardozo neighborhood of Washington DC may be converted to mixed-use residential and retail in 2015.

Architect Suman Sorg purchased the property in 2003 for $1.3M (listed first as 2105 10th Street NW LLC then Morning Bright LLC). The building sat vacant, deteriorating since then, but Sorg has now submitted plans for a 6-story, 35-40 unit condominium building with ground floor arts/retail space and renovation plan for the existing church that may change that.

The proposed project bears the working title “The Logic.”

The church sits on the corner of 10th and V, adjacent to two existing condominiums, Visio and Murano, built in 2005/6 and 2006/7 respectively.

This is not the first time Sorg has announced construction. In 2004, Sorg received approval for a subdivison to combine the lots with the intent of building a condominium project adjacent to the church:

The Applicant is seeking approval of a subdivision to combine Lots 5, 6, 7, and 8 in Square 358 into a single record lot for the purposes of facilitating the construction of an addition to the Church and restoring the church as part of a new condominium project. The proposed restoration of the exterior of the landmark First African New Church building and the new addition to the Church were reviewed by the Historic Preservation Review Board (the “HPRB”) pursuant to the Act, and given concept approval on November 18, 2004. Lots 7 and 8 are the lots on which the Church stands. The adjacent Lots 5 and 6 will be developed as a part of the condominium addition to the Church structure.

In 2011, plans for a mixed-use project were revisited but construction never started.

The property has since been the subject of numerous complaints over the years by neighbors and others to the neighborhood association and other entities due to deteriorating condition and safety concerns.
