Washington DC January 2013 Condo Market Report

The January 2013 median sold price for condos and co-ops in the District of Columbia was $399,900, up 5.3% compared to December 2012 and an increase of 17.3% from January 2012.

 

Washington DC January 2013 Condo Market Report Average DOM

Average Days On Market (DOM) for condo units sold in January was 72 days, 15% below the 5-year January average of 84 days. New contract activity increased 28.9% month-over-month, with 281 New Pending Sales. This reflects an 11.5% increase from December 2012 n All Pendings (new contracts + contracts carried over from December) to 454 units, and a 6.4% decline in supply to 453 active units.

 

This activity resulted in a Contract Ratio of 1.00 pendings per active listing, up from 0.84 in December and an increase from 0.44 in January 2012. The Contract Ratio is 119% higher than the 5-year January average of 0.46. A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller's favor. A lower Contract Ratio signifies a relative decrease in contract activity compared to supply, and indicates the market is moving in the buyer's favor.
