Construction has begun on a new condominum project in the U Street Corridor neighborhood of Washington DC.
Replacing a parking lot (previously the Dunbar Hotel) adjacent to the Paul Laurence Dunbar 171-unit, affordable senior housing complex at 2001 15th Street NW, is a new condominium project initially began by Jair Lynch as apartments in 2010. The 40 year-old Dunbar apartments will remain and receive renovation as part of the development plan. In addition, HUD extended Dunbar’s existing Section 8 contract 20 years, and a 40-year real estate tax abatement from the District of Columbia was included in the agreement.
Planned for the parking lot site is a new 9 floor masonry building containing 96 1 BR, 2 BR and studio units on 9 floors above underground parking with 37 spaces.
87 market rate units with no income restrictions
8 Affordable studios, one and two bedroom homes. Income restrictions will apply with a range of 50% to 80% Area Median Income
Project subsidizes a portion of the renovation work being performed on the affordable senior housing for the residents of Paul Laurence Dunbar Apartments (previously known as the Campbell Heights Apartments)
Amenities planned are fitness and club/community rooms, bicycle storage, an interior courtyard/patio and roof deck.
