460 New York Avenue Condos Breaks Ground
Bozzuto Group, in partnership with NV Commercial RE Fund, has broken ground on a 63 unit condo building at 460 New York Avenue in the Mount Vernon Square neighborhood of DC.
460 New York Avenue Design
The 11-story project preserves a three-story historic warehouse building as the base for a new modern metal and glass tower. The tower was designed to stand out from the base so that existing building was recognizable as being from another era. Angled windows will provide residents with views looking up New York Avenue.
460 New York Avenue offers 63 studio, one, one bedroom + den and 2 bedroom units ranging from 435 SF to 1,109 SF featuring large window walls and balconies. Amenities include a double-story height lobby and large fitness room and an underground parking facility with a high-tech mechanical lift parking system 36 vehicles. Vehicles enter on the basement level to park in one of 12 available lifts, each suspending 3 vehicles. A 3,000 SF penthouse community lounge and 1,000 SF rooftop patio will serve all residents.
Finishes planned are hardwood floors, stainless steel appliances, European cabinets and contemporary quartz countertops.

Located across the street from CityVista, near Safeway, Busboys & Poets, Taylor Gourmet, Ace Hardware, CityCenter condominiums and shops, and half a mile from Gallery Place Metro station. The site is approx. half a mile to one mile from Convention Center and Shaw amenities, including City Market at O and the new Giant now under construction.

Construction of 460 New York Avenue is expected to last approx. a year, completing in early 2015.
